DEFINE THE PARAMETERS AND CONSTRAINTS OF THE PROJECT WITH REGARDS TO ZONING, CONSTRUCTION TYPE, THE ENTITLEMENT & PERMITTING PROCESS. EXPLORE THE BEST MATERIAL OPTIONS FOR THE PROJECT AND THE SITE.
DESIGN
INSPIRATION / NARRATIVE / MOOD / MATERIALS / OPTIONS / LOGISTICS / INPUT / ADJUST / REFINE
DURING THE DESIGN PROCESS, SKETCHES, SPACE PLANNING, MOOD AND MATERIAL BOARDS ARE USED TO DEVELOP THE NARRATIVE OF THE HOME. FLOOR PLANS AND FURNITURE FLOOR PLANS ARE ADJUSTED AND REFINED, AND REVIEWED WITH CLIENTS.
(LITERALLY!) NUTS & BOLTS: DETAILS
ALL MATERIALS SELECTIONS ARE COORDINATED AND THOUGHTFULLY CALIBRATED TO WORK TOGETHER AND PLAY OFF OF EACH OTHER. SOMETIMES TAPPING INTO SUBTLETIES IS BEST, WITH TONE ON TONE… SOFT TEXTURES AND COLORS. SOMETIMES WE CONTRAST AND CHALLENGE CONVENTION (BUT IN A SUBTLE WAY ;) ). LIGHTING, TILE PLUMBING FLOORING, WINDOW DETAILING ALL EMPHASIZE THE STORY OF THE SPACE. ITEMS ARE SPECIFIED FOR BEAUTY, LONGEVITY WITHIN THE FRAMEWORK OF THE CLIENTS’ BUDGET. CLIENTS ARE INFORMED OF A CONCISE RANGE OF OPTIONS, SO THAT SOME ELEMENTS CAN BE RESTRAINED AND SOME CAN BE PUNCTUATIONS THAT INDIVIDUATE THE HOME.
PERMITTING
PERMIT DRAWINGS ARE PREPARED FOR SUBMISSION TO THE CITY AND AGENCIES INVOLVED. INFORMATION AND EDITS ARE RESOLVED SO THAT THE PROJECT CAN BE PERMITTED FOR CONSTRUCTION. THROUGHOUT THE PROCESS THE CLIENT IS ADVOCATED FOR.
CONSTRUCTION DOCUMENTS
INSTRUCTIVE, CLEAR AND DETAILED DRAWINGS ARE PREPARED FOR CONSTRUCTION. THE DRAWINGS ARE LEGIBLE, ORGANIZED AND COMMUNICATE TO THE BUILDER ADN SUBCONTRACTORS THE DESIGN INTENT, AND MATERIAL DETAILS.
BIDDING & NEGOTIATION (?) - ASSISTANCE WITH CONTRACTOR SELECTION / BID REVIEW
BIDS FROM MULTIPLE GENERAL CONTRACTOR CANDIDATES FOR THE PROJECT ARE REVIEWED FOR CONTENT, LINE ITEM PRICING STRUCTURE AND CHECKED FOR COMPREHENSIVE INCLUSION OF THE NECESSARY PROVISIONS FOR THE PROJECT. THE BIDS ARE REVIEWED SIDE-BY-SIDE AND A BUILDER IS SELECTED BY THE OWNER, WITH MY FEEDBACK & ASSISTANCE.
CONSTRUCTION OVERSIGHT - SHEPHERDING THE PROCESS (?)
ADRIA VISITS THE SITE REGULARLY TO BE THE BOOTS ON THE GROUND, MEETING WITH THE BUILDER AND SUBCONTRACTORS. CONSTRUCTION DETAILS AND INSTALLATION SEQUENCING ARE REVIEWED DURING THE BUILDING PROCESS. CHANGES AND CONSTRUCTION ISSUES ARE REVIEWED AND RESOLVED, AND THE GOAL IS TO ANTICIPATE AND COURSE CORRECT POTENTIAL CONFLICTS BEFORE THEY ARISE. ADRIA BELIEVES THAT A WELL COORDINATED PROJECT WILL BRING OUT THE BEST WORK IN ALL TRADES INVOLVED.
